Potential staff reports are the first step in the rezoning process in Augusta County, and are required to be completed prior to filing a formal rezoning application. Once a potential staff report is requested, Planning staff coordinates with Engineering, Zoning, the Augusta County Building Official, Augusta County Fire-Rescue, Augusta Water, the Augusta County School Board, and the Virginia Department of Transportation to provide a preliminary report on the property of interest. These reports inform the applicant of the feasibility of the request and outline any issues that need to be addressed prior to filing a formal rezoning application.

Potential staff reports are non-binding, produced free of charge, and take approximately three weeks to complete. The deadline to make a request for a potential rezoning staff report is the second or third Thursday of each month at 5:00 pm.

STEP 1: Potential Staff Report Application Form

*** If the individual requesting the potential staff report is NOT the property owner, a signed Property Owner Authorization Form MUST be submitted with the application. ***

STEP 2: Please email the completed forms to Planning staff at comdev@co.augusta.va.us.

STEP 3: Staff will confirm receipt of the application, and then follow up with the applicant if anything is incomplete or missing.

STEP 4: Staff will schedule a site visit and work with the proper agencies to compile the report.
